Regulatory Compliance Assessments or audits are conducted to determine conformance with applicable federal, state and local environmental regulations and to address management and worker responsibilities with respect to these regulations. As a management tool, these audits can assist in preventing the consequences associated with noncompliance and, more importantly, in promoting the health and welfare of the employee in the workplace.
Due Diligence Assessment:
As those associated with the transfer of real property are aware, regulatory compliance, and the consequences of failing to comply, may easily extend beyond the typical regulated community. The burden of an environmental cleanup may fall to the unsuspecting new property owner if the site conditions are not properly disclosed prior to the transaction. A Due Diligence or Environmental Site Assessment is conducted to identify and make known any potential environmental liabilities associated with a property prior to its sale. In many cases, Site Assessments are required by the lending institution as a necessary step to securing financing.
